Selling in Edgewater: understand what your unit is actually competing with
I do not start with a generic home-value estimate. I start with the building, line, floor, view, active competition, recent buyer behavior and the condo-level context that can change how a serious buyer underwrites the residence.

Building-specific seller lens
The same market does not mean the same selling problem
Each priority building has a different competitive issue: direct-water line premiums, view protection, rooftop/seasonal positioning, newer-luxury alternatives, park/value differentiation or active inventory depth.
One Paraiso
I would never price One Paraiso from a neighborhood median. The 01 and 06 corner lines, floor height, exposure and the exact direct-water relationship can create a very different competitive set from a standard interior line.
11 active · median ask $1.89M · median active DOM 31.
Icon Bay
At Icon Bay, line and height matter enough that two units with similar square footage can deserve different pricing. I know the 05 line especially well: the private-arrival experience and whether the residence clears foreground conditions can materially change buyer perception.
14 active · median ask $742,500 · median active DOM 194.
Paraiso Bayviews
Bayviews requires more discipline around orientation. A bay-facing or rooftop-lifestyle buyer may value one line very differently from a city/sunset buyer, even when the bedroom count looks similar.
33 active · median ask $557,500 · median active DOM 145.
Missoni Baia
Missoni sellers are competing inside a newer luxury product where balcony depth, view, private arrival, finish level and amenity expectations can matter as much as interior square footage.
18 active · median ask $1.82M · median active DOM 146.
Quantum on the Bay
Quantum has enough product variation—two towers, lofts, conventional plans and different park/bay/city exposures—that a broad one-bedroom or two-bedroom average can be misleading.
18 active · median ask $587,500 · median active DOM 180.
Bay House
Bay House can make a strong space-and-cost argument, but view pricing has to be handled carefully. I would not price an unobstructed-looking view today as though it is automatically protected forever.
6 active · median ask $954,500 · median active DOM 138.
