A useful seller review should explain the unit’s actual market context, not generate a single automated number and call it a valuation.
Subject-unit profile
Building, line, floor, view, size, layout, condition, balcony, privacy, parking/storage and meaningful upgrades.
Same-building closed evidence
Recent transactions, but separated by genuine comparability rather than copied into one average.
Current active competition
What buyers see today, including market time, reductions and which listings appear stuck.
Nearby substitute buildings
What else a buyer with the same budget can purchase in Edgewater—and whether those alternatives have newer construction, lower fees, better flexibility or different views.
Building-level context
Association costs, assessments, repairs, financing considerations, current documentation issues and anything likely to affect buyer confidence.
Pricing and launch strategy
A reasoned range, likely buyer objections, the listings to watch after launch and what market feedback would justify a change.
What it is not
Not a generic “free home valuation”
I do not want the seller path to produce a flattering automated number in exchange for contact information. The goal is to determine whether the unit belongs in a different comp set, what the current competition is telling us, and what the seller should examine before deciding how or when to enter the market.
