How line, floor and view change an Edgewater condo’s value
Two residences in the same tower can share a floor plan and still produce a very different buyer reaction because height, exposure, privacy and foreground conditions change the experience.
Orientation changes the product
A southeast corner, direct east bay line, sunset/city line or park-facing line can attract different buyers even inside the same building.
Height can remove or create foreground
A higher floor can clear another building, park canopy or podium. Lower floors can gain connection to water, trees or street life. “Higher is better” is not universal.
Current view and protected view are different
Bay House is a useful example: a strong water view today should not automatically be priced as though the corridor is permanently protected.
The first sightline matters
At Icon Bay, the private-elevator arrival and immediate water relationship can become part of how a buyer values the residence—not something captured by price per square foot.
