Why identical Edgewater floor plans can sell for different prices

The same line or nominal floor plan can trade differently because timing, floor height, condition, furniture, competing inventory, seller adaptation and transaction friction are not identical.

“Same floor plan” does not mean “same market value.”A comp is useful only after we understand the differences a buyer can actually perceive or the transaction conditions that affected the result.

Floor height

Foreground buildings, tree canopy, bridge visibility, privacy and horizon can change materially by floor.

Condition

Renovated does not automatically mean more valuable; the work has to match what buyers in that building are willing to pay for.

Furniture

A turnkey furnished residence can reduce friction for one buyer and create removal work for another.

Market timing

A sale that closed after months of reductions tells a different story from a fresh listing that received immediate competition.

Building context

Assessment news, repairs, insurance questions or financing eligibility can change the buyer pool between two otherwise similar sales.

Seller strategy

The original ask, reductions and final negotiation help explain how the transaction arrived at the recorded sale price.

Do not let one recorded sale define your unit
