How I would price an Edgewater condo
I start with the unit’s real competitive set—not a neighborhood median, an automated valuation, or one recent sale that happens to have the same bedroom count.
Define the subject residence
Line, floor, exposure, interior area, balcony, privacy, parking/storage, renovation level, furniture and anything unusual about the residence.
Build the direct comp set
Recent same-building sales are not automatically equal comps. I separate units that actually resemble the subject from transactions that only look similar in a spreadsheet.
Read the current competition
Active listings tell us what a buyer can choose today. Long market time and prior price reductions often reveal where sellers have already tested the ceiling.
Check substitute buildings
A One Paraiso seller may lose a buyer to Missoni; an Icon Bay seller may be compared with another direct-water resale. The comp set is partly behavioral.
Account for building-level friction
Assessments, repairs, financing limitations, insurance, reserves or uncertainty can change the buyer pool even when the residence itself is excellent.
Choose a launch strategy
The goal is not to “leave room to negotiate.” It is to enter the market at a level that makes the right buyer stop comparing and start acting.
