The building is not one uniform product. Quantum has two interconnected towers, lofts and conventional condos, with very different park, bay and city exposures. The rental descriptions reflect that variation: 157 of 263 unique descriptions mention water views, while 155 independently reference Margaret Pace Park. Some units are primarily about direct bay; others are about park, skyline, sunset or the double-height loft experience.

Line, exposure and view
I would compare Quantum by tower, floor plan and exposure before comparing by bedroom count. Lower-level loft-style residences can have dramatically taller ceilings and a different urban/park feel, while higher east-facing units can become much more view-driven. This is exactly the kind of building where two “one-bedrooms” can live completely differently.
What I would compare on a showing
Entry sightline, private/semi-private foyer where applicable, balcony depth, living-room and primary-bedroom exposure, privacy, foreground buildings or parcels, floor height, interior condition and whether the asking price already assumes a premium the unit actually earns.

Across 18 current listings with usable fee and interior-area data, the median association fee shown in the Miami Realtors MLS is about $1,056 per month, on a median sample size of roughly 1,094 interior square feet. That puts the directional building reference at about $1.01 per interior square foot per month.

Ownership-cost questions I would pair with this number
Property taxes after closing, HO-6 coverage, master-insurance structure, reserves/SIRS, assessments, association debt, major building work and whether the buyer will use or value the amenities funded by the fee.

Quantum’s age makes the association and building-document layer especially important. I would want current SIRS/reserve information, milestone status where applicable, insurance, major work, assessments, association debt and recent minutes before treating a lower purchase price or lower fee burden as the whole story.
Rental / seasonal use
Do not trust one MLS field
Current MLS evidence supports a working rule of six-month minimum leases, up to two leases per year. Textual rental evidence includes units openly marketed for six months or one year, while the structured fields still contain some noise. Current association verification remains part of a live transaction.
Financing
Project review should happen early
For financed purchases, I would connect the unit decision to the lender’s condo-project review before the transaction gets too far along. Reserves, insurance, assessments, litigation, owner occupancy and the exact loan program can all matter even when the borrower is financially strong.

What matters beyond the checklist
The remarks are unusually consistent: gym/fitness appears in 226 of 263 unique descriptions, pools in 225, theater in 113 and the on-site convenience store/mini-market in 90. I have also seen the Saturday yoga classes become popular, although the current class schedule should always be rechecked rather than hard-coded. Quantum has two outdoor pools with different sun relationships—another amenity detail that matters more in use than on a checklist.


Micro-location
How this part of Edgewater lives

If someone tells me they want Margaret Pace Park, a dog park, waterfront activity or easy access toward the Venetian Causeway, Quantum is one of the first buildings I compare. Late afternoons around the park are especially active, and the Sunday farmers market is worth using even if you do not live directly beside it. I would not hard-code market hours because published schedules can change.
