The building proposition
The remarks make the view diversity very clear. Unlike One Paraiso, where I start with the building’s direct east-water proposition, Bayviews requires a more line-specific conversation. Some descriptions emphasize Biscayne Bay and sunrise; others are primarily city, Downtown and sunset residences. That variety can create opportunity, but it makes a building-wide “best view” statement almost meaningless.

The rental descriptions show recurring line-specific patterns—western/southwestern units frequently emphasize sunsets and Downtown skyline views, while several eastern exposures emphasize bay and Miami Beach. I am deliberately not freezing a premium-line hierarchy yet; I would rather add that after my own line-by-line notes are complete than turn agent marketing language into a ranking.
What I would compare on a showing
Entry sightline, private/semi-private foyer where applicable, balcony depth, living-room and primary-bedroom exposure, privacy, foreground buildings or parcels, floor height, interior condition and whether the asking price already assumes a premium the unit actually earns.

A flexible rental rule has value only if the rest of the ownership-cost structure works for the buyer.

Do not trust one MLS field
the MLS rental-policy analysis supports a working rule of 30-day minimum stays, up to four rentals per year, with stronger confidence than Icon Bay. Current listing descriptions repeatedly advertise 30-day stays. I would still verify the current association rule for a live transaction, especially because structured MLS fields are not perfectly consistent.

Project review should happen early
For financed purchases, I would connect the unit decision to the lender’s condo-project review before the transaction gets too far along. Reserves, insurance, assessments, litigation, owner occupancy and the exact loan program can all matter even when the borrower is financially strong.

How this part of Edgewater lives

Bayviews sits inside the part of North Edgewater that changed dramatically after the Paraiso towers filled with residents. From this area, Whole Foods, Midtown, Trader Joe’s, Barry’s and a long list of everyday services are now part of the practical walking radius. Amara at Paraiso gives the cluster a genuine waterfront destination as well.
