Which renovations are worth doing before selling an Edgewater condo?

The right pre-sale work is usually the work that removes buyer objections or improves presentation—not an expensive renovation whose cost the seller simply hopes to recover.

I would not renovate from a generic checklist.The building, competing inventory and likely buyer profile determine whether the money should go into repairs, paint, lighting, staging, flooring, kitchens/baths—or nowhere at all.

Fix obvious friction first

Deferred maintenance, visible damage, non-functioning items and presentation problems can make buyers mentally discount more than the repair actually costs.

Cosmetic work can outperform major work

Paint, lighting, hardware, deep cleaning and selective staging often improve first impression without forcing the seller into a full renovation cycle.

Do not renovate past the building

A very expensive interior does not guarantee recovery if the buyer can obtain a similar unit elsewhere or if building-level issues cap willingness to pay.

Use current competition as the benchmark

The question is not “Is this kitchen old?” It is “Will this condition cause the unit to lose against the listings buyers can choose today?”
