My seller readI would never price One Paraiso from a neighborhood median. The 01 and 06 corner lines, floor height, exposure and the exact direct-water relationship can create a very different competitive set from a standard interior line.

Premium corners need line-specific comps; the broader Paraiso cluster can help explain alternatives but should not automatically become the subject unit’s comp set.

My seller readAt Icon Bay, line and height matter enough that two units with similar square footage can deserve different pricing. I know the 05 line especially well: the private-arrival experience and whether the residence clears foreground conditions can materially change buyer perception.

Current building work, condo-document questions and line-specific view conditions should be part of the positioning discussion rather than discovered after the unit has accumulated market time.

The current market can reward a well-positioned unit, but long-DOM competition means launch pricing needs to account for what buyers have already been ignoring.
