Edgewater seller intelligence · Updated August 9, 2026
Should I sell my Edgewater condo furnished or unfurnished?
Furniture is not automatically an asset. The right answer depends on the buyer profile, quality of the furniture, whether the residence reads as turnkey, and how much friction removal actually matters in that building.
When furnished helps
Seasonal/second-home buyers, turnkey use, coordinated high-quality interiors, difficult delivery logistics, or a residence where the furniture demonstrates scale and function.
When unfurnished helps
Owner-occupants with their own furniture, dated or oversized pieces, highly personal design, or when empty space makes the layout easier to understand.
Do not overprice the package
The buyer may value convenience without assigning the seller’s original purchase price to the furniture.
Negotiate clearly
If furniture matters, identify what stays and what does not before it becomes an unnecessary late-stage source of disagreement.
Not sure whether the furniture helps your unit?
I can look at the residence the way a buyer would and tell you whether I would use the furnishings as part of the positioning.
