Missoni Baia
A newer luxury tower whose strongest real-life differentiators are unusually deep outdoor space, an extremely broad amenity program and a quiet street setting—not simply the Missoni name.
What actually differentiates it
The building proposition
Many residences combine Biscayne Bay exposure with city or sunset views, and the listing descriptions repeatedly emphasize floor-to-ceiling glass. The 03 line appears repeatedly as a southeast corner with a private elevator/foyer and a deep terrace, while other lines can shift the balance toward city/sunset exposure. I would evaluate the balcony and secondary exposure almost as carefully as the main bay view.

The remarks support something I notice in person: outdoor space is not an afterthought here. Several 03-line descriptions specifically call out a roughly 10-foot-deep terrace, and terrace/balcony language appears across many units. I would not reduce Missoni to a simple “bay-view tower”; the relationship between interior layout, private foyer, terrace depth and exposure is a major part of why one residence can feel much better than another.

What I would compare on a showing
Entry sightline, private/semi-private foyer where applicable, balcony depth, living-room and primary-bedroom exposure, privacy, foreground buildings or parcels, floor height, interior condition and whether the asking price already assumes a premium the unit actually earns.

Put the association fee on the same basis
Across 18 current listings with usable fee and interior-area data, the median association fee shown in the Miami Realtors MLS is about $2,795 per month, on a median sample size of roughly 1,732 interior square feet. That puts the directional building reference at about $1.61 per interior square foot per month.
This is not an official association fee schedule and should never be quoted as the fee for a specific residence. The exact unit charge, included services and any separate parking/storage or assessment obligations still need to be verified.
Ownership-cost questions I would pair with this number
Property taxes after closing, HO-6 coverage, master-insurance structure, reserves/SIRS, assessments, association debt, major building work and whether the buyer will use or value the amenities funded by the fee.
Condo diligence
The association is part of the asset
Because Missoni is newer, buyers sometimes assume the condo-level diligence is simpler. I would still review reserves/SIRS applicability, insurance, association budget, any early-life building matters, warranty/defect issues if disclosed, assessments, operating costs and lender project review. Newer does not mean “skip the association.”
Rental / seasonal use
Do not trust one MLS field
Current evidence supports a working rule of six-month minimum leases, up to two leases per year. The sale data overwhelmingly clusters around 180 days, and rental records with an entered annual lease count commonly show two. As always, current association documents control.
Financing
Project review should happen early
For financed purchases, I would connect the unit decision to the lender’s condo-project review before the transaction gets too far along. Reserves, insurance, assessments, litigation, owner occupancy and the exact loan program can all matter even when the borrower is financially strong.

What matters beyond the checklist
The remarks independently reinforce the amenities you notice in person: spa/wellness, multiple pools, tennis, theater/cinema, pet spa and hair/nail or beauty spaces appear repeatedly across unrelated listings. The pet spa is mentioned in 13 of 68 unique rental descriptions and beauty/nail services in 10. The resort-style pool decks and cinema are therefore not isolated marketing claims.

Micro-location
How this part of Edgewater lives
Missoni sits on a particularly quiet short street between the 26th and 27th Street area. That east-of-Biscayne street character matters: less through traffic, bay breeze and a calmer arrival while still being only a few blocks from the busier neighborhood grid.
