What the first six buildings show

The differences are meaningful, but the monthly fee is only the starting point

Missoni Baia / One Paraiso

Current listings show higher association fees per square foot at these two buildings than at the other four reviewed here. The next question is what explains the difference—service level, staffing, insurance, reserves, amenities, or other building costs.

Icon Bay / Paraiso Bayviews

Current listings place these two buildings in a similar fee-per-square-foot range. That does not make their ownership costs identical: building age, major projects, insurance, reserves, and what is included in the fee can change which option makes more sense.

Quantum / Bay House

Current listings show lower association fees per square foot at these buildings. That can be attractive, but the advantage should be weighed against reserves, insurance, major projects, and any costs owners pay outside the monthly fee.

How to read these numbers

The association fee shown in a Miami Realtors MLS listing is entered as part of that individual listing. Looking at several listings from the same building gives us a useful comparison, but the exact fee for a specific unit should still be confirmed.

Useful for comparing buildings

When several current listings in the same building report very similar fees per square foot, we can make a more reliable comparison with other buildings.

Still verify the specific unit

Before relying on the number for a purchase decision, confirm the actual fee and what it includes for that unit. Once the transaction is underway, the seller-provided condominium documents can be used to verify the building information in more detail.
