What Edgewater Condo Fees Actually Pay For

The monthly condo fee helps pay for the building’s day-to-day operations, insurance, reserves, staff, shared services, and maintenance. The number only makes sense once you understand where the money is going.

Two buildings can charge similar fees for very different reasons. One may be carrying higher staffing and service levels; another may be directing more cash toward insurance, reserves or building systems. The ownership question is whether the fee supports the operating model and obligations you are buying into.

Building operations

Management, front desk, security, janitorial, valet, maintenance staff, contracts and common utilities.

Insurance

Association-level insurance can represent a major operating expense, especially in South Florida.

Reserve contributions

Part of the monthly fee can be set aside in reserves for future major repairs and replacements rather than spent on current services.

Shared services

Water, cable, internet, pest control or other services may be included in some buildings and paid separately in others.

Put the fees on the same basis

Three steps make HOA comparisons more useful

1. Compare the fee by unit size

A fee per square foot makes it easier to compare buildings when the available units are very different sizes.

2. Account for services paid separately

If one building includes internet, cable, water, or another service that the other owner pays separately, include those outside bills in the comparison.

3. Add costs that sit outside the monthly HOA

Assessment installments, association debt and unfunded major building work can sit outside the advertised recurring fee and change the real ownership cost.
