Edgewater decision guide · Updated August 9, 2026

Which of the six Edgewater buildings best fit seasonal or snowbird ownership?

Seasonal suitability is not simply a rental-policy question. Flexibility, recurring ownership cost, unit size, lock-and-leave practicality and the association’s current rules all matter.

Fernando’s starting pointOne Paraiso and Paraiso Bayviews currently have the strongest seasonal-use case because the working rental evidence points to 30-day minimums. Missoni and Quantum are materially less flexible at roughly six-month working minimums. Icon Bay and Bay House remain verification cases.

Six-building shortlist

How the six compare for this priority

Exceptional

One Paraiso

My crown jewel of the Paraiso cluster: the strongest direct-water proposition, with the standard lines oriented east toward Biscayne Bay.

Current median active ask: $1.89M

Rental: Working interpretation: 30-day minimum, up to 3 rentals/year; verify current association documents.

Exceptional

Paraiso Bayviews

The more accessible entry into the Paraiso ecosystem, with strong rooftop amenities and a wide mix of bay, city and sunset exposures.

Current median active ask: $557,500

Rental: Working interpretation: 30-day minimum, up to 4 rentals/year; verify current association documents.

Moderate

Missoni Baia

A newer luxury tower where oversized balconies and the depth of the amenity program are more meaningful differentiators than the brand name alone.

Current median active ask: $1.82M

Rental: Working interpretation: 6-month minimum, up to 2 rentals/year.

Moderate

Quantum on the Bay

One of the strongest value-and-lifestyle combinations near Margaret Pace Park, with an exceptional gym and unusually practical everyday amenities.

Current median active ask: $587,500

Rental: Working interpretation: 6-month minimum, up to 2 rentals/year.

Limited

Icon Bay

A quiet-street, direct-bay resale where the water often becomes part of the experience immediately from the private-elevator arrival.

Current median active ask: $742,500

Rental: Needs Verification. Current MLS fields conflict materially.

Limited

Bay House

A more accessible way into a genuinely spacious Edgewater residence, with pleasant layouts and good water-view potential—but I would never assume the view is permanently protected.

Current median active ask: $954,500

Rental: Needs Verification. Current evidence leans toward annual leasing.

What can change the answer

The building is only the first filter

Once a building enters the shortlist, I would still compare the exact line, floor, view, balcony, condition, current asking price, association cost and transaction-specific condo documents. A building that is strong for this priority can still contain a unit that is a poor fit.

Compare the exact buildings you are considering

The next useful step is to put two to four buildings side by side and then move to the exact units.
