Why I compare many listings from the same building

Lease fields in the Miami Realtors MLS are entered by listing agents and are not mandatory in every record. One incorrect entry should not become a published building rule.

Look for repetition

If many unrelated listings report the same minimum lease, that is more useful than a single entry.

Read the remarks

Explicit wording such as “30-day minimum” or “two leases per year” helps resolve fields that were entered inconsistently.

Cross-check rentals

Actual rental listings show how units are being marketed, while recognizing that an owner can choose a longer lease than the building minimum.

Confirm the details that can change the real flexibility

  • Minimum lease length.
  • Maximum number of leases within a year or rolling 12-month period.
  • Tenant application and approval timing.
  • Application or move-in fees.
  • Whether furnished seasonal leases are permitted.
  • Any waiting period after purchase before leasing.
  • Rules for pets, guests, parking and building access that affect a tenant.
Use the comparison to narrow the search. The association’s current declaration and rules should be checked before a purchase depends on rental flexibility.
