Costs to include even when the unit is empty

HOA / condo fee

Paid year-round and may include staff, security, building maintenance, shared services and association insurance.

Property tax

A second home should not be budgeted assuming Homestead Exemption unless the owner actually qualifies and uses the property as a permanent residence.

Unit insurance

Use an actual quote that reflects second-home occupancy and any intended rental use.

Assessments / building loans

These continue regardless of occupancy and can become part of purchase-price or closing negotiations.

Utilities & internet

Some are included in the HOA; others continue separately even at reduced usage.

Unit monitoring & maintenance

Seasonal owners may need local checks, HVAC servicing, cleaning, repairs, storm preparation or vendor access while away.

Homestead

Seasonal use and Florida Homestead are different questions

Florida’s Homestead Exemption is for property that qualifies as the owner’s permanent residence. The Florida Department of Revenue explains that qualifying homestead property may receive an exemption and Save Our Homes protection.

Do not assume a condo qualifies because you own it or spend winters there. Eligibility depends on the legal requirements for permanent residence and the owner’s facts.

Renting while away

Rental income should be treated as a scenario, not a guaranteed offset

If renting the condo is part of the plan, model the ownership cost both with and without rental income. Building rules, association approval, market demand, vacancy, furnishing, cleaning, management and taxes can all affect the net result.

A useful stress test

If the condo only makes financial sense when it is rented every month you are away, the ownership plan may be more dependent on rental performance than the buyer intends.
